How it’s computed
Monthly amortization = P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r the yearly rate ÷ 12, and n the number of months.
Income needed = amortization ÷ the allowed share of income.
Example
A ₱3,500,000.00 home with 20% down, 20 years at 6.5%:
- Loan amount ₱2,800,000.00; monthly amortization ₱20,876.05.
- Total interest over 20 years: ₱2,210,250.95.
- At 35%, lenders would look for about ₱59,645.86 gross income a month.
Frequently asked questions
How much income do I need to qualify?
Lenders cap the amortization at a share of your gross monthly income, commonly 30% to 40%. Set that share to match your lender to see the income they will look for.
Are bank rates fixed for the whole loan?
Usually only for a period you choose, such as 1, 3, 5 or 10 years. After that the rate is repriced, so your amortization can go up or down.
What does the rate field assume?
Sample rates only. Ask your bank or Pag-IBIG for the rate on your term; rates change and depend on your credit profile.
What other costs should I plan for?
Transfer tax, registration, notarial fees, fire and mortgage redemption insurance, and move-in fees. Set aside several percent of the price on top of the down payment.
