How to use this calculator

How it’s computed

Monthly amortization = P × r ÷ (1 − (1 + r)−n), where P is the loan amount, r the annual rate ÷ 12, and n the number of months.

Each month: interest = remaining balance × r; principal paid = amortization − interest; new balance = old balance − principal paid.

Example

A ₱1,500,000.00 car loan at 7% a year over 60 months:

  • Monthly amortization: ₱29,701.80.
  • Month 1: ₱8,750.00 interest and ₱20,951.80 principal.
  • Month 60: ₱172.25 interest and ₱29,529.35 principal.
  • Total interest over the loan: ₱282,107.80.

Frequently asked questions

Why does most of my early payment go to interest?

Interest is charged on the remaining balance. At the start the balance is largest, so interest takes a bigger share. As you pay down the principal, the interest portion shrinks and more of each payment reduces the balance.

Does this work for Pag-IBIG housing loans and car loans?

Yes, for loans with a fixed rate on a diminishing balance. Rates that reprice after a fixing period will change your amortization; run the calculator again with the new rate and remaining balance.

Are insurance and fees included?

No. Mortgage redemption insurance, fire insurance, and similar charges are often added to the monthly payment. Add them to the amortization shown here.

Why does the last payment differ by a few centavos?

Each payment is rounded to the centavo. The last payment absorbs the small difference so the balance ends at exactly zero.
